📈 Wandsworth Property Market Update – May 2025
Wandsworth’s housing market is showing its more selective side this spring. While UK prices are generally on the rise, local values here have dipped slightly — down 2.3% year-on-year, with average prices now around £711,000.
Buyer caution and higher expectations mean sales volumes are down 41%, but that doesn’t mean the market has stalled — it just requires a smarter, more tailored approach.
💬 WHAT’S SELLING IN WANDSWORTH?
Flats are steady, up 1.9% to an average of £547,728.
Terraced homes remain in demand, up 4% to around £956,839.
Detached homes have jumped 20%, now averaging £2.33 million — though they’re scarce.
Semi-detached homes are slightly softer at £1.3 million, down 2.2%.
Price per square foot in SW18 2 currently averages £788, ranging from £680 to £875 depending on condition, style, and location.
✨ IN MARKETS LIKE THIS, STANDARD JUST DOESN’T CUT IT
When buyers are discerning and competition is quiet, cookie-cutter estate agency simply doesn’t work.
Now more than ever, sellers need:
Creative, high-impact marketing that makes homes stand out across platforms
Bespoke strategy tailored to each property and price point
Exceptional, high-end service from start to finish — the kind buyers and sellers remember
If you're thinking of selling in Wandsworth, now is the time to stand out — not blend in.
Let’s elevate your move.
